NEW PROPERTY TAKEOVER CHECKLIST

 

1.      To receive:

·        keys, security cards, lock combinations & pass codes.  List of keys, cards and pass
codes issued. Retrieve these keys and/or re-key locks, retrieve the cards and/or cancel
them, cancel old pass codes and re-issue new; should not forget fire panels, security
panels access & reset keys, elevator control & fire alarm re-set keys.

·        For brand new buildings add the construction master key, warranty certificates. 
Designated percentage of building materials to be left on site by the contractor:
ceiling, floor & wall tiles; locks, door closures, doorstoppers & passage sets.
Miscellaneous hardware; carpets, baseboard; elevator protective fabric; washroom
fixtures, light fixtures.


2.      Drawings, Operation Manuals, Specifications.

3.      Schedules:

·        water valve shut off lists

·        scheduled maintenance and services

·        DDC controls information.

4.      Existing contracts:

·        HVAC maintenance, Boilers, Chillers, Chemical treatment, DDC, Elevators,
Emergency Gensets, Fire protection, Waste removal, Janitorial, Window washing,
Parkade sweeping, Landscaping, Other suppliers.

5.      Inventory:
Tools, supplies, miscellaneous equipment.
